Flooring fitted around landlords, not the other way round

Most of our landlord work lands in the gap between one tenant leaving and the next viewing, which in practice means a day or two, not a week. We spec for wear and stain resistance first, colour second, and we've learned which finishes hide the scuffs a deposit scheme won't chase.

Floors that survive shared houses and short leases

A student let sees more footfall in one academic year than a family home sees in five, and we spec accordingly. Communal hallways, kitchens and stairs take the brunt of it, so those areas get a tougher product even when bedrooms are kept simple to manage cost across a whole house.

Flooring specified for weekly changeovers, not annual tenancies

Short-term guests bring wet coats, sandy shoes and suitcases through a property every few days rather than every few years, so the wear pattern looks nothing like a standard let. We lean toward click LVT and durable carpet that photographs well for listings but still copes with that turnover.

Specification-led flooring for residential care settings

Working in an occupied care home means the job is planned around residents' routines as much as the flooring itself. We fit room by room, keep noise and dust to a minimum, and specify safety vinyl for wet rooms only once we've confirmed it against the home's own risk assessment and the manufacturer's data.

An office that closes at five gives us an evening window; one that runs shifts or hot-desks around the clock needs a different plan entirely. Either way, the brief is usually the same: get the new floor down without anyone noticing on Monday morning except that it looks better underfoot.

Retail units live or die on footfall, and losing a trading day to a flooring job is rarely something an owner wants to absorb. We plan around closing time, stock deliveries and shop-fit schedules, aiming to have the unit trading again before the next opening time.

Hospitality flooring gets tested by spilt drinks, dropped cutlery and a kitchen pass that never really stops, so we specify commercial vinyl or LVT that can take a proper clean-down every night. Fitting almost always happens after last orders, once the last cover has left and before the morning delivery arrives.

Flooring built for weights, mats and constant movement

Gym flooring takes a different kind of abuse to almost anything else we fit: dropped weights, sweat, and class after class rotating through the same studio floor. We spec rubber or dense commercial vinyl accordingly, and we're upfront when a thinner product simply won't survive a free-weights area.

Flooring timed for the school holidays, not term time

Term time simply isn't an option for most school and nursery flooring work, so the job gets planned around October, Christmas, Easter or summer closure dates well in advance. We spec for durability and easy cleaning first, since classroom and nursery floors take a level of daily abuse that few other settings match.

Community flooring that copes with everything a hall hosts

A community hall might host a toddler group on Monday, a badminton club on Wednesday and a wedding reception on Saturday, so the flooring has to be genuinely multi-purpose rather than specced for one use.
