- Click LVT or sheet vinyl in kitchens, bathrooms and hallways for wipe-down durability
- Carpet tiles in shared stair landings where individual sections need replacing later
- Grippers and fresh underlay even when the carpet itself is a budget spec
Working to a changeover window
Landlord jobs are usually booked once a check-out date is confirmed and before the next tenant moves in, so the window can be short notice. We measure ahead of time where the property is already known to us, then return to fit once it's cleared, keeping the actual site visit as brief as possible.
Where cutting the spec too far backfires
The cheapest roll of carpet or thinnest click vinyl will show wear within a single tenancy, and a floor that needs replacing again in eighteen months costs more over a few years than a mid-spec product fitted once. We'll say so plainly if a landlord asks us to price the lowest option available.
Fife rental stock
A good share of our landlord enquiries come from tenement and ex-council stock around Dunfermline, Rosyth and Cowdenbeath, where floors are often original timber or ageing chipboard needing an overlay before anything new goes down. Flats above shops in town centres also throw up uneven subfloors that need levelling first.
Access and keys
- Keys collected from an agent's office rather than the landlord in person
