Spotting a floating screed on site
A floating screed usually gives a slightly different sound underfoot compared with a bonded slab, and there's often a visible edge gap or foam strip around the room perimeter where it was isolated from the walls. New-build paperwork sometimes tells us directly, but on renovation jobs we confirm by checking the edge detail and asking when it was laid.
What goes wrong if you fit too early
- Trapped moisture condenses under an impermeable floor covering and can't escape.
- Timber and laminate floors swell, gap or bow as residual moisture migrates into them.
- Adhesives for LVT and carpet tiles fail to bond properly to a still-damp surface.
- Underfloor heating systems get commissioned too soon, cracking a screed that hasn't fully cured.
Which finishes work well over a floating screed
Once it's tested dry, a floating screed is generally an excellent base — it's flat by design and pairs well with underfloor heating. Engineered wood, LVT and carpet all sit comfortably on a properly cured floating screed. The main constraint is patience, not compatibility.

We regularly get asked to fit flooring in newly completed houses around Halbeath and Duloch within weeks of handover, when the screed simply hasn't had time to dry through its full depth. We'd rather push a fitting date back than fit onto a screed that will still be releasing moisture months later.
Practical steps we take on site
- Confirm screed type and thickness from the builder or screed certificate where one exists.
- Take a moisture reading rather than relying on calendar time alone.
- Check for cracking at the perimeter isolation joint before covering it.
