If original boards or block parquet survive underneath — common enough in ex-mining terraced Kelty stock — sanding and finishing usually costs less than a good new floor and lasts longer.

We check for board thickness, previous sanding, nail heads and water damage before recommending it. If it won't take another sand, we say so instead of taking the job and finding out halfway.

Doors, thresholds and floor build-up

Every covering has a thickness, and adding underlay plus plank to a new-build estate home raises the finished level. Internal doors bind, thresholds sit proud, and appliances stop sliding out.

We measure the build-up at survey and flag any door that needs easing before you order. In Kelty properties with original doors, we'd rather trim as little as possible and adjust the floor build-up instead.

What we'd fit in our own new-build estate home

• Hall and stairs: hard-wearing carpet with a dense underlay, or a wear-layered LVT if the door mats can cope with the grit.
• Living room: comfort wins — a good twist pile, or engineered oak if the base is dry and level.
• Kitchen and utility: waterproof planks or sheet vinyl, taken under the appliance line rather than cut around it.
• Bedrooms: mid-range carpet is plenty; save the budget for the busy surfaces.
• Bathroom: sheet vinyl in one piece, with the joints and edges sealed properly.

Sheet vinyl seams and welding in wet rooms

Sheet vinyl earns its keep in bathrooms and utility rooms because a single sheet, or a properly welded seam, keeps water off the subfloor. In a Kelty new-build estate home, we plan the roll layout to put any seam away from the sink and shower tray rather than straight through the wettest spot.

Hot-air welding melts a thin filler rod into the joint so it becomes effectively one surface, which matters more than the vinyl grade itself for long-term water resistance. Cold seal is fine in lower-risk rooms but we won't use it where standing water is likely.

Insurance work after an escape of water

A burst pipe or overflowing appliance can ruin a floor in a single afternoon, and the replacement that follows is usually driven by an insurance claim rather than a straightforward choice. We're used to working from a loss adjuster's scope and matching the original spec where the policy asks for it.

In a Kelty new-build estate home, the priority after any escape of water is drying the subfloor properly before anything new goes down; covering a damp base to hit a deadline stores up a second, worse job later.

Cold bridging at external walls in KY4

A skirting run along an external wall in ex-mining terraced housing is often colder than the rest of the room, and that shows up as a faint tide line on carpet or a slightly tacky edge on vinyl before anything else in the new-build estate home looks wrong.

We treat it as a ventilation and insulation question first, not a flooring one. Covering it with a thicker product just moves the cold surface a few millimetres and hides the early warning.
