Old stone, old moisture habits
Many coastal cottages were built with thick stone walls and solid floors long before damp-proof courses were standard practice, which means moisture can move through the structure in ways a modern house wouldn't experience. This isn't necessarily a barrier to fitting a good floor, but it does mean testing and, where needed, appropriate damp-proofing come before any finish decision.
Where cottages have been extended, the extension is often on a more modern damp-proofed slab, creating the same kind of subfloor split seen in other older property types, just for different structural reasons.
Fife's coastal villages
This applies to older housing stock in Aberdour, Limekilns, Culross, Burntisland and parts of Kincardine, several of which include conservation areas or listed buildings given their historic harbour character — worth checking with Fife Council before altering anything externally visible.
What we'd avoid here
- Fitting a moisture-sensitive floor directly onto an untested solid floor in an older coastal cottage.
- Assuming damp issues are always structural — sometimes it's simply a lack of ventilation that's since been addressed.
Working with older stone construction
Original flagstone floors, where present and in good condition, are sometimes worth retaining or working around rather than covering entirely, particularly in cottages within a conservation area where original features carry more weight.
What we look at on a coastal survey
- Moisture readings at seaward and external walls
- Presence of original flagstones under later coverings
- Subfloor difference between original cottage and any extension
- Ventilation adequacy under suspended timber sections
