Why the base layer matters more than the veneer
A cross-layered plywood base resists the expansion and contraction that causes solid boards to cup or gap, which is exactly why engineered wood tolerates seasonal humidity swings better.
Veneer thickness and refinishing
- Thin veneers (around 2-3mm) allow one or two light sands in their life
- Thicker veneers can be sanded and refinished several times
- Always check veneer depth before assuming a floor can be revived
Where we talk customers out of it
Real wood of any kind is a poor fit for a family bathroom or a boot room taking constant wet footfall; no finish fully future-proofs timber against standing water.

Finish options
- Lacquered for lower maintenance and a slight sheen
- Oiled for a more natural matte look needing periodic reapplication
- Brushed or smoked textures that hide fine scratches better
Glued, floated or nailed: choosing the right method
Full-bond gluing direct to a concrete slab gives the most stable, quietest result and suits Glenrothes new-build ground floors well, since it ties the board rigidly to a subfloor that isn't moving.
Floating over an underlay is faster to fit and more forgiving of a slightly uneven base, but can sound hollower underfoot; secret-nailing to timber battens or an existing board deck is the traditional route for older suspended timber floors and keeps the floor breathing with the joists beneath it.
Acclimatisation before fitting
Engineered boards should be left in their unopened packs in the room they're being fitted, ideally for several days, so the wood veneer and ply core settle to the room's ambient humidity before any adhesive or fixings go in.
Fitting boards straight from a cold van into a warm, dry living room is one of the more common causes of gapping between boards once the wood has had time to adjust.
Subfloor prep specifics
- Concrete slabs need a moisture check and often a damp-proof membrane before gluing direct
- Timber subfloors need any springy or loose boards re-fixed before battens or underlay go down
- A flatness check across the whole room, not just the centre, catches dips near skirting that a spot-check misses
- Old adhesive residue from a previous floor covering needs full removal before bonding a new floor to it
Cleaning mistakes that damage the finish
Steam mops and excess water are the biggest risk to any real wood floor, lacquered or oiled — moisture that sits on the surface can work into open grain or a worn lacquer edge and cause localised swelling or greying that no amount of polishing fixes afterwards.
Oiled finishes in particular need reapplication on a maintenance schedule rather than being left indefinitely, since a worn oil finish loses its water resistance well before it looks obviously dull.
