Kelty converted flat floors, surveyed before they're specified

We survey converted flats across Kelty and the villages either side of the M90. Long terraces from the mining era plus 1990s infill on the south side, off the M90 J4. Original house floor structures often don't line up with the new internal walls created by a conversion, so one flat can have more than one subfloor condition across adjoining rooms. Sound performance between floors varies a lot depending on how the conversion was actually carried out. If you only want one room done, that is fine too — the quote is itemised so you can stage it.

Pattern match on a patterned or striped carpet

A patterned carpet needs the repeat lined up across every join, which uses more material than a plain colour and takes longer to fit. In an open converted flat in Kelty with more than one width of carpet needed, that repeat cost should show up on the quote, not as a surprise later.

Stripes are less forgiving than they look: any lean in a wall or door frame throws the line visibly out. We check that at survey and plan the run to keep the pattern square to the room rather than to a wall that isn't quite true.

Choosing underlay by room, not by habit

Underlay isn't one product fitted everywhere out of convenience. A dense foam or rubber crumb suits a living room where comfort underfoot matters, while a thinner, moisture-resistant type belongs under LVT in a kitchen where spills are likely.

For a Kelty converted flat with a mix of uses on one floor, we spec underlay room by room rather than buying one roll for the whole job. It costs slightly more to plan this way but the floor performs properly where it's actually used hardest.

Aftercare, spare offcuts and future repairs

We leave a labelled offcut of carpet or a spare box of planks with most jobs, because a small burn, a dropped iron or a scratch years later is far easier to patch invisibly with matching material than to chase down afterwards.

Keep offcuts somewhere dry and out of direct sun so the colour doesn't fade differently from the fitted floor. If uplifting old fitted carpets bonded to lino turns up later in a Kelty converted flat, having the original material on hand usually turns a full-room job into a much smaller repair.

Garage conversions in ex-mining terraced Kelty property

A garage floor was built to take a car, not a finished room — the slab often sits lower than the house floor and has no damp-proof membrane, so a conversion in Kelty needs that addressed before any covering goes down.

Once the level and the damp-proofing are sorted, the converted flat extension usually takes the same covering as the room it joins, so the two spaces read as one rather than an obvious add-on.

Access, parking and timing around Lochore Meadows

Kelty is a Fife town off the M90, about 8 miles out along the M90, inside our daily route, in Fife Council's area. We use Lochore Meadows as the reference point when we're setting a survey time.

Worth mentioning when you call: stair width, whether there's off-street parking for the van, and whether anyone in the house works shifts. All three change how we schedule rather than what we charge.

IN A SENTENCE

Bottom line for Kelty and the rest of KY4 — take the moisture and level readings first, pick the floor second. If the cheaper option is genuinely the right one for your converted flat, we'll say so. We are on this side of M90 most weeks, so snag visits do not need a special trip.
